Courtesy in this day and age is a myth. In our now now now lifestyle we have created its just not common practice anymore. I always like to think as Texas still have a fair amount of "southern hospitality", but it amazes me the lack of general courtesy given to one another on the real world. As far as cleaning a gun before selling it...yes I always clean a gun before selling it or even advertising it for sale to take pics. I may not clean it the second I come from shooting, but it gets cleaned before the next use for sure. I recently bought a used 1911 that was filthy when I bought it. And the safety was not functioning properly. The price reflected the safety, but still run a bore brush through it and at least wipe down the feed ramp. Different strokes kind of thing like said above I guess. Just like some take a lot of pride in their own appearance and others could care less.
