I had a situation something like this a few years ago at my rent house in East Ft Worth. This is a nice 2-story house. A couple rented it from us. She was a health care worker, he was a security guard at the Dallas Federal Building. 3 kids and a dog (2 bedroom house). Within 3 months they were 60 days in arrears on rent, had trashed the house. I also had to replace the HVAC a month after they moved in, not their fault. I went by their to tell them to get out NOW....and they had already left. Still had a few things there, so I had the locks changed and started the cleanup process.
Drove by there a few days later and they were backed up to the door loading the rest of their stuff! I have no idea how they got in, but I told them to leave NOW as I dialed 911. The guy was still in uniform with a holstered sidearm. (I was also carrying).
They did leave before the cops got there.
It was about 6 months before we could rent the house again. Thankfully the next 2 renters were splendid.
We are trying to sell the house, but we may have to rent it again. We did up the rent a lot to try to screen out some of the losers.
