We have been looking at this stuff, recommended by Texas A&M as one of the 7 grasses that grow well in Texas. It is supposedly BOTH shade AND heat tolerant, which usually don't go hand in hand.

Zoysias Grass

Most sources recommend plugs which can take up to 2 years to achieve full coverage, but you can also sod or seed.

I hope those Crepe Myrtles are no where near any water lines, in or out. Their roots go deep and is what cost me $5k two years ago.

Unless you absolutely, positively MUST have grass, I would instead recommending removing the thinned grass from under the trees and mulch the area completely, then grow shade loving ground covers. Your local garden centers should have recommendations for your area. It could look like a pretty nice area when you're all done, and you don't have to fight to keep it alive and green.

It's far too big of an area, plus we do want grass in that area. We already have extensive landscaping and any more would be too much.

Shade tolerant Fescue might be good. It will need a lot of water during the summer months but you can plant using seeds from TSC.

It does grow in the shade, though.

Probably the same stuff. I periodically reseed my fescue areas throughout the year and cringe at the August water bill.
