We are about 3 years from retiring and we are looking forward to being able to find our spot.

Just no time being oversea's 10 months per year...but a good trade off to make the money to pursue the dream.

Our 82 acres between Mountain Home and Rocksprings:

Blinds and feeders already set up. Septic going in now. Electric and well in next 3-4 weeks. Hope to have set up by May ready for summer exotic hunting.

15 acres of improved pasture
15 acres of unimproved pasture/scrub
40ish acres forest
6ish acres for house/barns
2 acres water (bass, catfish, crappie)

While I haven't walked all 78+ acres, I can tell you there was not a single spot where I saw any pig wallows or areas where they were feeding. It has been meticulously cared for.

It is official, we closed today. We take possession at the end of March

Congratulations and thanks for sharing. This thread is inspiring. I'm looking casually at land but the property taxes in Texas are a killer.

Look for property that is Ag exempt. Taxes on my 82 acres is $60.00 a year. It is leased for cattle grazing. Also I have a sales tax exemption for certain items used exclusively for the property.

Austin area is just so much prettier than Wichita Falls area. I envy you. I had an Ag exemption but I gave it up. Really don't want cattle on the property. But we do have pigs.

We will have a wildlife exemption. It is similar to Ag except we dont have to run cattle. We simply provide shelter to native birds and do other improvements to the property.

You create a wildlife plan and file it and then keep records and document your progress.

Taxes will be around $1200 a year we believe.

Question for all you land owners out there.

I am seeing a lot of listings that do not include mineral rights. How does that typically work? If someone else owns the mineral rights, I'm assuming I would potentially need to give them access to get to those minerals (set up wells, do some digging, etc). How intrusive is this in general? I'm just trying to determine how much I should be motivated to get the mineral rights along with the property. This would be property used for hunting, and possibly a future home site.
